DESPITE MAJOR ADJUSTMENTS TO OUR HEALTH AND SAFETY PROTOCOLS, THE CONSTRUCTION OF GALLERY CONDOS + LOFTS IS WELL UNDERWAY.

Shoring work is complete, excavation has reached the foundation depths on the east and north sides of the site and we’ve just hit a major milestone by installing our construction crane. We’re now set to begin foundation forming and expect to rise above grade by early 2021.

Q&A with James Cameron, Construction Manager at Gallery Condos + Lofts

Q: What does your Construction Manager role at Carriage Gate involve?
A: My role involves the on-going design coordination to satisfy municipal and code requirements. Together with our construction team, we recommend which Trade Contractors and Suppliers will be our partners in executing the work. Once work on site begins, we dictate our site plan and construction schedule to our trades, while constantly following up with them to ensure our goals are being met. I also ensure that there are exceptional measures in place to ensure the safety of the public and the individuals on site.

Q: What are the construction milestones we can look forward to?
A: The building is already demolished and we are looking forward to erecting a tower crane in summer of 2020, with the structure topping off in early 2021.

Q: The first step in construction is the demolition of the existing building on site, what are the important steps when demolishing a building?
A: Putting together the right people for the job is paramount. We have assembled the right Contractors and Engineers to ensure we are meeting the requirements of all the jurisdictional authorities. The demolition contactor is required to have a demo plan that addresses public safety concerns, environmental requirements and structural issues.

Q: Next up is excavation – how long does excavation take? How far down will you be digging? What are some challenges when excavating?
A: Our excavation is scheduled to take approximately 8 months, along with the shoring required to complete our 5-level underground structure. With a founding elevation approximately 20 meters (or 65 ft) deep, heavy equipment will be required to dig out the earth fill and to break & remove the underlying rock. We will utilize total station survey equipment and strive for a uniform precision vertical cut down the entire depth on all sides.

Q: How big is the construction site for Gallery Condos & Lofts?
A: The site is what we call a zero-lot line site, where the building is being constructed right to (or very near) its property boundaries. We have a plate of a little more than 2,000m2 or 21,500ft2, plus some additional area in the adjacent right of way as agreed with the City.

Q: How tall will the Gallery Condos & Lofts building be once completed?
A: Once completed the building will stand almost 82 meters or 270 feet tall, which is 23 storeys plus an upper service room.

Q: Approximately how many people will it take to build Gallery Condos & Lofts?
A: A project of this size requires a lot of coordinated manpower to execute. I would estimate that we will reach a peak of about 70 workers for a period of time.

Q: Do you have estimates as to how many tons of concrete, panes of glass, etc. used in building?
A: To put things into perspective we expect to use about 1,600 tons of rebar, 14,000 cubic meters of concrete, almost 100,000 SF of glass and over 30,000 sheets of drywall.

Carriage Gate officially broke ground on construction of the Gallery Condos + Lofts condo project on October 9. Joining Nick Carnicelli, president of Carriage Gate and his extended team were MPP Jane McKenna, MPP Parm Gill – Milton and the north part of Burlington, and Parliamentary Assistant to the Minister of Municipal Affairs and Housing Minister Clark along with other industry officials. The Gallery Condos + Lofts will include 156 units, a four-storey podium with a unique cutaway corner, and wide streetscape within walking distance of food and drink, boutique shops and more within the midst of downtown Burlington. Nick Carnicelli announced that when completed, Carriage Gate would move their head office to this location, and why not, since Burlington is the #1 city in Canada based on Maclean’s Magazine.

Gallery Condos + Lofts is now under construction as Carriage Gate Homes hosts official groundbreaking ceremony in Burlington

Carriage Gate Homes held an official groundbreaking ceremony this week at its Gallery Condos + Lofts project in downtown Burlington. The milestone event marked the start of construction at the 156-unit condominium and was attended by purchasers, elected officials including Parliamentary Assistant (PA) to Minister Clark, Parm Gill, Director of Policy at the Ontario Home Builders Association, Michael Collins-Williams and MPP Jane McKenna, as well as the President of Carriage Gate Homes and the Hamilton-Halton Home Builders Association, Nick Carnicelli.

When completed in spring 2022, Gallery Condos + Lofts will rise above the corner of Brant and James Street across from City Hall, playing a key role in the revitalization of downtown Burlington.The innovative mixed-use project features a new concept in living with modern residential units, loft-style suites, and commercial units on the ground floor, providing owners with access to a range of essential services.

The project’s desirable location places it within walking distance to a wealth of dining and entertainment venues. In addition to the mixed-use retail spaces planned at ground level, residents will be steps away from shops, restaurants and cultural institutions including Pure Boutique, Coffee Culture Cafe & Eatery, and the Burlington Performing Arts Centre. Plus, convenient access to the QEW, Highway 407 and the Burlington GO Station makes it ideal for commuters traveling to Toronto or the Hamilton-Niagara region.

Designed by Turner Fleischer Architects, the 22-storey building boasts contemporary exterior design comprised of a modern glass tower that rises from a four-storey, brick and cast stone podium. The development will be a first in a new generation of mixed-use buildings within the downtown core and features proposed outdoor patio seating designed to interact with City Hall’s Civic Square, located directly across the street.

Within the development, residents will have access to a full suite of amenities designed for health and entertainment. A rooftop patio with barbecues and an outdoor fireplace allows for residents to enjoy the fresh air and admire the views, while a sleek multi-purpose room with a bar and dining area is perfect for hosting dinner parties. Other amenities include a full fitness facility with a yoga studio and indoor pool.

Priced from the $400,000s to over $2 million, the suites at Gallery Condos + Lofts range in size from 600 square feet to 2,200 square feet and have functional, open-concept layouts with large living rooms, gourmet kitchens and expansive balconies or terraces.
