Located on Lake Ontario, the city of Burlington offers residents a safe and friendly environment as well as fabulous restaurants, shopping, festivals, events and a culturally rich arts community. Gallery Condos + Lofts will place residents in the centre of it all. The unique 22 storey building will be located at the corner of Brant and James Streets, directly across from City Hall.

Comprising 159 units, the tower suites feature oversized balconies/terraces that are a minimum of eight feet deep with gas barbecue outlets, spacious art-inspired interiors, open-concept layouts and chef style kitchens. “This building is designed for living,” says Nick Carnicelli president of Carriage Gate Homes. Most of the tower units average a little under 1,000 square feet in size and the building will include a penthouse level on the top four floors. “We are incorporating a lot of custom home features into our condo suites to bring added value to our customers,” Carnicelli adds.

Gallery Condos + Lofts will also feature what the builder is calling soft loft units with urban finishes featuring higher ceilings, barn style doors, concrete accent walls, and track style lighting. Designed by renowned Tomas Pierce Interiors, this soft loft concept is new to the market and will make up about 20 per cent of the residential units.

The builder refers to the bottom four floors of the building as the gallery level, which will house retail space on the ground floor, office space on the second floor and two floors of residential units. Building amenities will include an elaborate party room with separate dining and billiards spaces on the sec- ond floor, as well as a gym and yoga room that opens to the outdoors for indoor or outdoor practice and a spectacular second floor indoor pool. There

will also be an extensive rooftop feature including separate dining, lounge and barbecue areas in addition to fire features. All of these spaces will show- case the spectacular views the building offers. From the top of the 22nd floor residents and their guests will enjoy the lake, harbour into Hamilton and the Toronto skyline. Carnicelli credits the unique positioning of the building, along with its design, for the fact that many of residents will enjoy these views from their suits as well.

Carnicelli explains that the wide streetscapes on three sides of the building of Brant, James and John Streets offers the perfect space for plenty of new trees, street furniture and even outdoor patio space. As the city undergoes a revitalization these streetscapes will go along way to improve the downtown core while still offering a quaint yet hip feel that residents will revel in. The close proximity to City Hall and Civic Square make it an ideal location for those who work in the city or want to enjoy all it has to offer on their time off.

The builder goes on to explain that the location is full of vitality and he’s ex- cited to tap into that.“This is an art-inspired project,”Carnicelli says of his desire to make a contribution to public art as part of the development. The plan is to engage local artists in the project with the intent of featuring local art in the building’s lobbies and common areas.
